Homes Still Available For Homebuyers Looking For Great Deals And Easy Financing

There’s a lot of talk going around these days about how hard it is to qualify for a home loan, especially in this post mortgage meltdown, post mortgage bailout economy.

Ironically, the mortgage bailout funds that were supposed to “trickle down” through the banks that received them to reach the “little guy” homeowner in the form of affordable mortgages, never really seemed to make it that far. In fact, it appears that much of that funding that was supposed to ease credit and make it easier to borrow, wound up financing huge mergers and acquisitions in the bank and mortgage lending world.

That left the average would-be home buyer holding the bag, unable to find a mortgage he or she could qualify for, which in turn has continued to suppress house pricing. But, all is not doom and gloom, and there are some shining opportunities out there as a result of all the mortgage mess.

For example, many real estate investors are finding very good deals on homes that banks have taken back, either through foreclosure or homeowners just handing over the keys and walking away from their mortgages. For example, Bruce and Michelle at Lawndale houses for sale offer homebuyers in the Los Angeles area great deals on homes that they buy from distressed homeowners in Lawndale, Hawthorne and the surrounding areas.

Similarly, on the opposite side of the country, Gary Gloer offers homebuyers in the Florida Keys the opportunity to avoid foreclosure Monroe. He does this by showing distressed Florida homeowners that they can find a buyer who will pay them a fair price for their home, negotiate with banks to acquire the loan at a price that permits the homeowner to avoid foreclosure and also satisfies the indebtedness.

There are many opportunities for real estate investors to invest in properties today.

For example, we know one investor who finds properties at Virginia Real Estate Auctions. He attends the auctions where we can often find real properties that have gone through foreclosure or other litigation that caused the owner to lose the property, and then he purchases the property for pennies on the dollar.

Later, he will fix up the property, completing whatever repairs are necessary, and then resell the property at a profit.

For properties that he believes are positioned well to have dramatic increases in value, he simply purchases the properties at auction prices and then holds on to them. To cover costs of ownership, he rents these properties out and waits for the big increases in value to come, all the while having no negative cash flow.

Let’s look at an example of real estate investing with private money, and how everyone wins.

Let’s say you bought a house and fixed it up for a total of $100,000, and you sold it for $150,000, meaning you made a $50,000 profit, and you did it in 4 months.

If you also paid interest at 12% per year (1% per month) on the $100,000 you borrowed, you would pay $4,000 in interest for that 4 month period.

Now, remember, you made $50,000 on the deal. So, subtract the $4,000 in interest cost from your gross profit and youre left with a net profit of $46,000 from your real estate investing. Pretty cool deal isnt it!

Your private money investor is happy because they got 12% on their money, about six times the prevailing bank rates, and their money was secured by the property you bought with the money.

Not only that, but you made $46,000 too! Everyone wins.

What Is Your Skin’s Main Ingredient?

Do you know what your skin’s main ingredient is? If you said “more skin,” well, you’re just being silly!

The skin’s main ingredient as with everything else in the body is water. That’s right, everything in the body is made up of some 60%-95% water and the skin is no exception. Water molecules make up the vast majority of the body, and with good reason. Think of how many things on the body need a degree of moisture. Our eyes definitely need moisture and one of the reasons we blink so often is that our eyelids cover the eyes with moisture every time they do. Our muscles need moisture in order to expand and contract so that we can move, reach, stretch, and so on. All of our vital organs need water and hydration, as does the blood. And so it goes with the skin. Think of what your skin would look like if it wasn’t hydrated or moisturized - it might resemble a big piece of flattened beef jerky! Tough leather is the texture it is because it doesn’t have moisture any longer, and if our skin wasn’t adequately hydrated it too would be about the same texture as leather.

Our skin being adequately hydrated allows it to expand and contract as we move. Every time you sit down you’re stretching your skin along your backside so that your legs can bend that way. When you reach for something your skin needs to stretch as far as your arm can go; when you curl your fingers around something your skin curls with it.

So what’s the point in all of this? Simply put, if the skin is made up of mostly water you can better understand how important it is to hydrate yourself in order to have healthy and radiant skin. (Here’s where you can find more detailed information on best skin care products.)

When we drink water the body uses it for everything else - the eyes, heart, muscles, other vital organs and so on - before it sends it to the skin, so the skin is last in line to get any moisture or hydration at all! This means that you need to not just drink water but drink enough so that you’re supporting all the systems and components of your body so that there’s enough left over for the skin as well.

So if you want healthy and radiant skin, drink up!

Greg Shenkman and a group of his friends went river rafting off the
Colorado river and boy was it a blast! Greg Shenkman, Michael Manfrey, and John Bartley all fell overboard
when they hit a rock at Montezumas point. If the guide would not have jumped over board to grab him, likely someone would have gotten hurt. But after a
cold beer, some deer steaks and music, Greg Shenkman and Co. were just fine.

Why We Like Subject To Options Best Of All

What type of contract or strategy do you use most often in your real estate investing business?

One of the most popular in our real estate investing circles is the subject-to option.

In a subject to deal, title changes, or the option is granted, on the property, but no new financing is required, because you just start making the payments on the property to the old lender who has the mortgage on it.

In a subject to option, its even better, because you let the seller make the payment s on the existing mortgage during your option period, and until you execute the option and take title to the property, you are not obligated to pay anything on the property.

That way, if you cant sell the real estate before a payment or two or three comes due, you are not obligated to make the payments.

And better still, if you cant sell the property at all and the option expires, you are not left with a loss from carrying costs during the time you were trying to sell the real estate.

So, we like options, and we like subject to options the best of all.
